1. 我们是谁
ColivEase（以下称「我们」或「平台」）提供网站 www.colivease.ca 和手机应用，帮助大多伦多地区的用户寻找室友、组队租房和发布出租房源。使用本服务即表示你同意本协议和《隐私政策》。
2. 资格
你必须年满 18 周岁才能注册和使用本服务。注册时你确认自己已满 18 岁，并保证所提供的信息真实、准确。
3. 账号
- 你可以使用 Google、Apple、Facebook 账号或邮箱链接登录。请妥善保管账号，账号下的所有活动由你负责。
- 地产经纪需要使用单独的经纪账号，并提交 RECO 注册号、所属经纪公司和身份验证，经我们审核通过后方可发布房源。同一邮箱不能同时作为普通账号和经纪账号。
- 我们可能出于安全、测试或运营目的设置由平台管理的账号。这些账号不会出现在真实用户的列表和搜索结果中。
4. 平台的角色 ⚖
ColivEase 是信息和沟通平台，不是房东、租客、地产经纪或租赁中介，不参与、也不保证任何租赁交易。平台不经手任何租金、押金或其他交易款项，这些款项由用户之间自行处理。请在付款前亲自看房并核实对方身份，切勿向未见过的房源汇款。
5. 发布房源
- 房源必须真实存在、位于大多伦多地区，你必须有权出租（业主、获授权的转租人或持牌经纪）。
- 每套房源至少需要 3 张真实照片，并经人工审核后公开。我们可以拒绝、隐藏或删除任何房源。
- 个人房东最多同时有 3 套在线房源；经纪的在线房源数量以所购套餐为准。房源发布 60 天后自动下架，可以续期。
- 精确地址只向申请已被接受的租客显示。
- 你必须遵守《安大略人权法》《住宅租赁法》及其他适用法律。⚖
6. 社区规范
禁止：诈骗或虚假房源；骚扰、威胁或仇恨言论；冒充他人；发布他人隐私；垃圾信息或商业群发；规避平台的聊天和邀请限制。你可以举报和拉黑任何用户。被多名用户举报的内容可能被自动暂时隐藏，等待人工审核。我们可以暂停或注销违规账号。
7. 聊天
每个用户可以选择「开放聊天」「需要申请」或「暂停」。咨询房源可以直接联系房东或经纪。为了处理举报和保障安全，经授权的平台员工可以查看相关对话，每次查看都会被记录（详见《隐私政策》）。
8. 付费服务 ⚖
- 基本功能免费。付费项目包括：黄金会员（每月 19.99 加元）、钻石会员（每月 29.99 加元）、房源置顶（每 30 天 49.99 加元）、经纪套餐（每月 199.99 或 299.99 加元）、身份验证（9.99 加元，有效 3 年）、邀请包（29.99 加元/10 个）、AI 租约检查（每次 4.99 加元）、在线签约（每份 9.99 加元）。价格以加元计，另加 13% HST。
- 会员和经纪套餐按月自动续费，可以随时取消，取消后服务持续到当期结束。
- 在网站上通过 Stripe 支付；在 iOS 或 Android 应用内通过 Apple 或 Google 的应用内购买支付，并同时受其条款约束。
- 除以下情况外不予退款：房源审核被拒绝时退还置顶费；对方在 14 天内未签署时退还签约费。法律另有强制规定的，从其规定。
- 会员到期后，已有的队伍保留，但超出额度时不能再建新队伍；经纪套餐到期后，超出额度的房源会被隐藏而不会被删除。
9. 身份验证与徽章
身份验证包括证件验证（由 Stripe 提供）、手机验证和邮箱验证，三项全部通过后颁发验证徽章，有效 3 年。徽章表示完成了上述验证步骤，不代表我们对用户的人品、信用或房源做出担保。平台也可能为特定账号设置其他徽章。
10. AI 功能
卡通头像、AI 租约检查和匹配度由自动化系统生成，可能不准确，不构成法律意见。签约前如有疑问，请咨询律师或安省房东租客委员会（LTB）。
11. 在线签约
在线签约使用安大略省标准租约（Form 2229E），双方以电子方式签署（依据安省《电子商务法》）。签署后的 PDF 及签署证明保存至租约结束后 1 年，之后自动删除，删除前 30 天通知双方；双方可以随时下载留存。平台不是合同的一方。⚖
12. 你的内容
你保留所发布内容的权利，并授予我们在提供和推广本服务所需范围内使用、展示和处理这些内容的非独占许可。只有你主动选择「愿意出现在首页」时，我们才会在首页展示你的资料（仅卡通头像）。
13. 免责与责任限制 ⚖
本服务按「现状」提供。在法律允许的最大范围内，对于用户之间的交易、房源的真实性、他人的行为，以及间接或后果性损失，我们不承担责任；我们的总责任不超过你在之前 12 个月内向我们支付的金额。
14. 终止
你可以随时删除账号。违反本协议的，我们可以暂停或终止你的账号。
15. 适用法律
本协议适用安大略省法律及加拿大联邦法律，争议由安大略省法院管辖。
16. 变更
我们可能更新本协议，重大变更会提前通知。变更后继续使用即视为接受。

1. Who we are
ColivEase ("we", "the platform") runs www.colivease.ca and the ColivEase apps, which help people in the Greater Toronto Area find roommates, team up to rent, and list homes. By using the service you agree to these Terms and our Privacy Policy.
2. Eligibility
You must be at least 18 years old. When you sign up you confirm you are 18 or older and that the information you give is true and accurate.
3. Accounts
- You can sign in with Google, Apple, Facebook or an email link. Keep your account secure; you are responsible for what happens under it.
- Real-estate agents use a separate agent account and must provide their RECO registration number, brokerage and identity verification. They can list homes once we approve them. One email can't be both a regular and an agent account.
- We may run platform-managed accounts for safety, testing or operations. These never appear in real users' lists or search results.
4. Our role ⚖
ColivEase is an information and communication platform. We are not a landlord, tenant, agent or rental broker, and we don't take part in or guarantee any rental. We never handle rent, deposits or any other payment between users. See the home and verify the other person before paying, and never send money for a place you haven't seen.
5. Listing a home
- Listings must be real, in the GTA, and yours to rent (owner, authorized sublet or licensed agent).
- Each listing needs at least 3 real photos and is reviewed by a person before it goes live. We may decline, hide or remove any listing.
- Individual landlords can have up to 3 live listings; agents as many as their plan allows. Listings expire after 60 days and can be renewed.
- The exact address is shown only to renters whose application was accepted.
- You must follow the Ontario Human Rights Code, the Residential Tenancies Act and all other applicable laws. ⚖
6. Community rules
No scams or fake listings; no harassment, threats or hate; no impersonation; no sharing other people's private information; no spam or mass messaging; no getting around chat or invite limits. You can report and block anyone. Content reported by several people may be hidden automatically until our team reviews it. We may suspend or close accounts that break these rules.
7. Chat
Each person chooses "open chat", "request needed" or "paused". You can always message a host about their listing. To handle reports and keep people safe, authorized staff may read the conversations involved, and every such access is logged (see the Privacy Policy).
8. Paid features ⚖
- Core features are free. Paid features are: Gold (CAD 19.99/month), Diamond (CAD 29.99/month), listing pin (CAD 49.99 per 30 days), agent plans (CAD 199.99 or 299.99/month), identity verification (CAD 9.99, valid 3 years), invite pack (CAD 29.99 for 10), AI lease check (CAD 4.99 each) and online signing (CAD 9.99 per contract). Prices are in Canadian dollars plus 13% HST.
- Memberships and agent plans renew monthly until cancelled. You can cancel any time, and the service continues to the end of the paid period.
- On the website you pay through Stripe. In the iOS or Android app you pay through Apple or Google in-app purchase, and their terms also apply.
- There are no refunds except: the pin fee is refunded if the listing is declined in review, and the signing fee is refunded if the other party doesn't sign within 14 days — or where the law requires otherwise.
- When a membership ends, your teams stay but you can't create new ones while over the limit. When an agent plan ends, listings over the limit are hidden, not deleted.
9. Verification and badges
Identity verification combines an ID check (provided by Stripe), phone verification and email verification. Passing all three earns a badge, valid for 3 years. A badge means those steps were completed. It is not a guarantee of anyone's character, credit or listing. The platform may also give other badges to specific accounts.
10. AI features
Comic avatars, AI lease checks and match scores are produced automatically. They may be wrong and are not legal advice. Talk to a lawyer or the Landlord and Tenant Board before signing if you are unsure.
11. Online signing
Online signing uses the Ontario Standard Form of Lease (Form 2229E), signed electronically under Ontario's Electronic Commerce Act. The signed PDF and its signing certificate are kept until one year after the lease ends, then deleted automatically. Both parties are told 30 days before deletion and can download a copy at any time. The platform is not a party to the lease. ⚖
12. Your content
You keep the rights to what you post. You give us a non-exclusive licence to use, display and process it as needed to run and promote the service. We feature you on the homepage only if you opt in, and then only with your comic avatar.
13. Disclaimers and limits ⚖
The service is provided "as is". As far as the law allows, we aren't responsible for transactions between users, for whether listings are accurate, for other people's conduct, or for indirect or consequential loss. Our total liability is capped at what you paid us in the previous 12 months.
14. Ending
You can delete your account at any time. We may suspend or end accounts that break these Terms.
15. Law
These Terms are governed by the laws of Ontario and of Canada as they apply there. The courts of Ontario have jurisdiction over any dispute.
16. Changes
We may update these Terms and will give notice of material changes. Using the service after a change means you accept it.
